Year-over-year, Guadalupe County’s housing market shows softer prices and activity alongside a sharp increase in time to sell. Typical home values in April 2026 are roughly flat compared with a year ago, while homes sold are down more than 20 percent and months of supply has climbed to 5.7, higher than the Texas average of 5.4 months.

In the latest monthly snapshot, buyers are seeing slightly lower listing and sale prices than in March, with the median sale price edging down to about $293,000 and the median list price also slipping. At the same time, inventory in April ticked up to 2,079 active listings and new listings rose from the prior month, giving shoppers more choices even as pending sales declined.

Homes are taking longer to move than they did last spring, but April did bring some improvement from winter highs, with median days on market dropping from 116 in March to 89. With only about 8 percent of homes selling above list and the average sale-to-list ratio just under 98 percent, pricing trends point to a neutral market where neither side has a strong upper hand, so both buyers and sellers can benefit from Agent Pronto’s help in finding an experienced local agent.
