Highlands home values have fallen compared to a year ago, with the typical sale price down more than 16 percent in this rolling three-month view. At the same time, sellers are asking more, as the median list price is up about 16 percent year over year. Buyer activity has cooled, with homes sold down over 55 percent and pending sales lower by more than 40 percent from last year.

Current conditions show a slower pace, with homes taking a median of 117 days to go under contract in the latest three-month window. Inventory has built up significantly, reaching about 11 months of supply, a sharp increase from a year ago that gives buyers more options but can challenge sellers who need to stand out.

Even with that higher inventory, Highlands is still classified as a seller’s market overall, and the average sale-to-list ratio has inched up to about 99 and a half percent, indicating that closed deals are landing very close to asking prices. However, none of the recent sales closed above list price, a notable shift from prior periods when a meaningful share did.
