Inventory in Liberty County has eased from earlier in the year, with about 843 active listings in May and months of supply edging up to 6.1. New listings dropped sharply, falling more than 20 percent from both last month and last year, while closed sales were down modestly year over year. Even with fewer fresh listings, pending sales rose more than 25 percent compared with a year ago, suggesting more buyers are moving homes under contract.

Price trends have softened as this activity has shifted. The typical home value in May was about $262,000, down around 7 percent from a year earlier, and the median list price is also lower than last year. Compared with the statewide picture, Liberty County’s typical sale price sits well below the Texas median of roughly $344,000, and months of supply locally are a bit higher than the state’s 5.3 months, reinforcing its buyer’s market label.

Homes are still taking time to sell, but marketing periods are shortening noticeably. Median days on market fell to 109 in May, a sizable improvement from earlier this year, and only about 8 percent of sales closed above the list price, with an average sale-to-list ratio under 95 percent pointing to ongoing room for negotiation.
