Market gauge is calculated using active listings and pending sales from the most recently available reporting period (May 2026).

Montgomery County is currently tilted toward buyers, with the market gauge indicating a buyer’s market at 56. Months of supply sit at 3.7 locally compared with 5.3 for Texas overall, suggesting inventory is tighter here than across the state even as conditions still lean in buyers’ favor.

Prices show moderate upward pressure, with the typical home value up about 2% year over year and the median list price rising nearly 10% over the same period. At the same time, homes are moving faster than in recent months, as the median days on market dropped from 72 in April to 55 in May, and only about 9% of sales closed above list price with an average sale-to-list ratio just over 96%.

Activity trends paint a mixed picture, as homes sold climbed roughly 14% month over month while new listings fell slightly and are down sharply from a year ago, and pending sales are also running well below last year’s pace. With these shifting dynamics affecting both pricing power and negotiation room, buyers and sellers in Montgomery County can both benefit from Agent Pronto’s help in finding an experienced local agent to guide their decisions.

Learn more about what Montgomery County has to offer.

Montgomery County offers residents a dynamic mix of thriving communities, abundant outdoor recreation, excellent schools, accessible healthcare, and a welcoming, family-friendly lifestyle that blends growth with local pride.

Montgomery County combines fast growth with convenient access to Houston and The Woodlands, offering a mix of master-planned communities, lakefront living, and quiet rural areas. Major corridors like I‑45, Highway 105, and the Grand Parkway make commuting and regional travel straightforward, whether you work in Conroe, Houston, or Harris County.

Residents enjoy abundant outdoor amenities. Lake Conroe anchors local recreation with boating, fishing, and waterfront dining supported by Visit Conroe. Miles of trails in Sam Houston National Forest and the Lone Star Hiking Trail give hikers and cyclists plenty of options, while families rely on parks such as Carl Barton Jr. Park for everyday sports and playgrounds.

Day‑to‑day convenience is a major draw. The Woodlands offers destination shopping and dining along The Woodlands Waterway, complemented by cultural events at The Cynthia Woods Mitchell Pavilion. Strong public schools in districts like Conroe ISD and Montgomery ISD are a key factor for many buyers, and local services such as the Montgomery County Memorial Library System and Lone Star College System support lifelong learning.

With such a wide variety of neighborhoods, school zones, and commute patterns, choosing where to live can feel complex. Agent Pronto connects buyers and sellers with knowledgeable local agents who understand Montgomery County’s nuances and help make every move less stressful.

“The home-buying process seemed so intimidating, but once we started working with Aundrea Hartzog, all our worries disappeared. The time, attention to detail, and dedication she showed throughout the entire process were incredible. She made everything so easy, and whenever we had questions, she responded quickly and with exceptional knowledge. We could not have asked for a better realtor and would recommend her time and time again to anyone looking to buy or sell a home. The friendly and calming demeanor she brought to every step of the process was a tremendous help to my wife and me. She left no stone unturned, taking the time to explain everything in a way that we could truly understand. That level of commitment, communication, and professionalism cannot be overstated. Aundrea went above and beyond for us, and we could not be happier with how everything turned out.”

“Amy Patton assisted our church in the sale of our parsonage. In our initial meetings, she came across as a "Professional." We had contacted another Realtor at a very successful brokerage, but that person was, it seemed, a bit too successful, in that she set up an appointment, but failed to show, with no communication as to why, both before and after. Communication is the key, and that particular agent failed miserably. Amy Patton, throughout the entire process, never failed to communicate, responding to questions, situations, and, in general, shepherding our flock through the process flawlessly. There were a couple of hiccups that she took in stride, responded to and kept those who needed to know in the loop, As for other aspects of the sale, pricing, negotiations, clientele, etc., Amy was nearly impeccable, which was to be expected from an agent of her abilities and knowledge. It would be impossible to find a better Realtor to serve our needs.”
