The typical home value in Cleveland is projected to be $215,570 for the month of November. October’s finalized data reported the typical value of a home in the city to be $210,050—down 11.37% over the previous 12 months. For comparison, county-level data pegged home values at $269,000 in Liberty County for the most recent reporting period. That number is expected to float around $251,660 in November.

Cleveland had 23 new listings and 18 listings that went under contract in October, decreasing the area’s total available inventory to 111—down 0.89% from the previous month. Inventory is projected to have further decreased in November.

Of those 111 active listings, 45.05% reduced their price in the month of October. The median listing price for homes in Cleveland grew 15.72% from September to October, bringing the current median listing price to $265,000. Based on projected data for November, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract rose sharply year-over-year. In October 2025, the median time for a listed property to go pending was 83 days, compared to -17 days in October 2024. In recent months the median number of days from listed to pending appears to be steady. That trend is predicted to have carried through to this November.
