Prices have been climbing, and the median list price in July reached about $518,000, up sharply from June and nearly 30 percent higher than a year ago. At the same time, the number of new listings has dropped more than 38 percent year over year, signaling fewer fresh options coming onto the market even as prices rise. Pending sales doubled from last month but are still down roughly 18 percent from last year, which suggests buyers may be cautious at higher price levels.
