Year over year, Parmer County shows mixed movement, with typical home values down while asking prices have climbed. The typical home value has fallen more than 11 percent compared to last June, yet the median list price is up over 34 percent. Inventory has also grown, with active listings rising about 11 percent and months of supply more than doubling to just over 10 months.

In the latest June snapshot, buyers are seeing a median list price of about $221,000 and a typical home value near $177,500. Homes are spending a median of only 15 days on the market, a dramatic drop from a year ago when selling times stretched far longer. Supply is relatively high at 10.2 months, but the share of homes selling above list is at zero, suggesting sellers are often pricing ambitiously while buyers retain room to negotiate.

Momentum has picked up in contract activity, with pending sales surging more than 200 percent from last year even though only one home closed in June and new listings are down over 30 percent. Compared with Texas as a whole, Parmer County has lower prices but a much higher months of supply than the state’s 5.4 months, giving local buyers more options but requiring sellers to stand out.
