San Jacinto County is showing more homes for buyers to consider, with active listings up slightly from last year and sitting at 241 in June. New listings also rose sharply from May, even though they are down a bit from a year ago. At the same time, pending sales have fallen year over year, and the market is rated a buyer’s market with about 8 months of supply.

Prices are adjusting to this slower contract flow. The typical home value has dropped noticeably from both last month and last year, while the median list price has climbed year over year and jumped strongly month to month, suggesting sellers are still testing higher asking prices.

Homes are taking longer to sell than they did a year ago, with the median days on market up sharply year over year, even though they have shortened significantly since May. No homes closed above list price in June and the average sale-to-list ratio has slipped compared with last year, indicating buyers have more room to negotiate than in the broader Texas market, which has less inventory and a higher median sale price.
