San Jacinto County is seeing a lot of homes available and slower movement through the pipeline. Active listings are up slightly from last year, while homes sold in September fell more than 20 percent year over year and 25 percent from August. Pending sales also dropped sharply month over month, even as new listings jumped by nearly one-third from August and are up notably compared with last year.

The typical sale price is down nearly 19 percent from a year ago and slipped around 8 percent just since August, even as the median list price is modestly higher than last year. Buyers are gaining leverage, reflected in an average sale-to-list ratio around 92 percent and no recent sales closing above asking price.
