Year over year, Heber’s rolling three-month data shows home values edging higher even as activity cools. The typical home value is up a few percent from last year, while the median list price has grown at a similar pace. At the same time, homes sold and pending sales are both down sharply compared with a year ago, pointing to fewer closings despite stronger pricing.

Looking at the latest rolling period ending in May 2026, buyers are seeing more selection but slower movement. Active listings are in the mid-300s, yet homes sold are well below last year’s level and the months of supply has climbed to more than eight months, indicating a looser environment than before.
