Year-over-year, Provo’s rolling three-month numbers point to cooling prices and shifting demand. Typical home values are down slightly compared with a year ago, while the share of homes selling above list has fallen to about 12 percent, roughly half of what it was in mid-2024.

At the same time, inventory has grown and is lingering longer. Active listings are up around 7 percent from last year and months of supply has climbed to just over four months, a sharp increase from roughly two to three months through much of 2024.

From a more recent perspective, buyer activity has picked up this spring with pending sales rising year over year and nearly half of homes going under contract within two weeks.
