April’s finalized data reported the typical value of a home in the county to be $499,900—up 76.64% over the previous 12 months. For comparison, state-level data pegged home values at $563,100 in Utah for the most recent reporting period. That number is expected to float around $555,250 in May.

San Juan County had 37 active listings in April, including 7 new listings. Overall, active listings were up 2.78% from the previous month.

Of those 37 active listings, 10.81% reduced their price in the month of April. The median listing price for homes in San Juan County grew 110.0% from March to April, bringing the current median listing price to $840,000. Based on projected data for May, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract fell year-over-year. In April 2025, the median time for a listed property to go pending was 332 days, compared to 570 days in April 2024. In recent months the median number of days from listed to pending appears to be decreasing. That trend is predicted to have carried through to this May.
