Boyce’s rolling three-month data through May 2026 shows notable year-over-year shifts. Typical home values are down sharply from a year ago, with the median sale price off by more than 30 percent, while the median list price has only edged slightly lower. At the same time, the number of homes sold has more than doubled compared with last year, signaling more completed transactions even amid price adjustments.

Looking at current conditions, inventory has thinned, with active listings down over 10 percent year over year and just eight homes on the market. Sellers are still achieving solid results, with an average sale-to-list ratio near 95 percent, even as pricing has become more cautious.
