Year-over-year, Fairfax County’s home values are edging higher, with the typical home value up a bit more than 3 percent in May 2026. Compared with the state overall, where prices also rose around 3 percent, local values remain substantially higher, reinforcing the county’s position as a premium market within Virginia.

In the latest monthly snapshot, homes sold climbed sharply, rising about 26 percent from April and more than 14 percent from a year ago, while pending sales also ticked up. At the same time, active listings increased nearly 11 percent month over month and roughly 7 percent year over year, giving buyers more options than last spring even as the market gauge still points to a seller’s market.

Typical homes spent about 25 days on the market in May, a bit longer than both last month and last year, yet nearly half of sales still closed above list price and the average sale-to-list ratio hovered just over 101 percent. With only 1.8 months of supply compared with Virginia’s 2.6 months, conditions lean toward sellers, but expanding inventory and slightly longer marketing times can help serious buyers compete.
