In February 2026, prices and activity reflected a fast-moving seller’s market, with a market gauge of 16. Homes typically went under contract in 33 days, even after a 65 percent increase in days on market from last year, and inventory of 1,420 listings remained tight at just 1.9 months of supply.
Looking ahead to March 2026, projections point to a typical home value around $744,750 and a median list price near $757,500, alongside a modest rise in inventory to 1,467 homes.
