Year-over-year, King George County is seeing softer prices but much heavier activity. The typical home value is down more than 12 percent from last September, yet homes sold are up 57 percent and new listings have climbed nearly 44 percent.
This September, the median sale price sits around $474,000 while the median list price is about $521,000, signaling some room for negotiation. Inventory has expanded to 176 active listings, roughly 48 percent higher than a year ago and well above the state’s pace, and supply stands at 4.6 months compared with Virginia’s 3.2 months.
