Year-over-year, King George County’s typical home value in May slipped a bit even as Virginia overall saw modest price gains, showing a softer pricing trend locally than statewide. Active listings climbed more than 14 percent from a year ago, while homes sold jumped over 27 percent, indicating more choices for buyers and more completed deals for sellers.

In the latest May snapshot, the typical home value sat around the mid-$400,000s, with the median list price closer to $500,000, suggesting sellers are still aiming above recent sale levels. Inventory reached 140 active listings and about 2.3 months of supply, supporting the current designation as a seller’s market but with more breathing room than earlier in the year.

Momentum within the month shows some shift, with homes sold surging more than 80 percent from April even as pending sales dipped, hinting that recent contracts are now closing.
