Year over year, Adams County’s typical home value in August slipped noticeably, falling more than 20 percent even as the state overall saw only a small dip. Active listings also declined compared with last year, while homes sold dropped at a similar double-digit rate. Pending sales are down more than 40 percent from a year ago, underscoring a cooler pace of transactions.

Looking at the latest monthly snapshot, prices and activity show some short-term momentum. The typical home value jumped close to 15 percent from July, and the median list price climbed nearly 10 percent, suggesting sellers are testing higher price points. New listings surged almost 80 percent month over month, yet pending sales edged lower, indicating buyers may be slower to commit despite more options.

Conditions currently favor buyers, with about 7.5 months of supply compared with 3.5 months statewide, and homes taking a median of 108 days to go under contract. Even so, the average sale-to-list ratio sits just above 101 percent and roughly 14 percent of sales still close above asking, showing that well-positioned homes can attract strong offers.
