Inventory in Columbia County is steady but conditions are shifting. Active listings in July held at 37, just slightly higher than a month earlier but down around ten percent from last year. Months of supply rose sharply month over month to about 9.8, signaling that homes are taking longer to move and giving buyers more options.

Contract activity is mixed, with only 3 homes sold in July, a steep drop from June, while pending sales jumped about 60 percent to 8. New listings fell by a third from the prior month, suggesting some sellers may be pausing, even as buyers continue to write offers. Compared to Washington state overall, Columbia County has far more months of supply than the statewide 3.4, highlighting a calmer, more neutral market environment.

Pricing is adjusting to this slower pace. The typical home value around $239,000 is down nearly 19 percent from June but still more than 15 percent higher than a year ago, and the median list price has climbed over 45 percent year over year. Homes are now spending a median of 48 days on the market, up dramatically from earlier in the year, and sellers are receiving about 92 percent of list price on average with no recent sales closing above asking.
