Compared with a year ago, Des Moines home values in this rolling three-month view have eased, with the typical home value down about 7 percent and the median list price falling more sharply, close to 19 percent. Inventory has moved the other way, with active listings up roughly 19 percent year over year and months of supply climbing from about 2.1 to 3.8, shifting conditions toward a less heated seller advantage.
Looking at current activity, homes are taking longer to sell, with median days on market rising from about 13 days a year ago to 30 days in the latest period. Fewer properties are selling in bidding wars, as the share of homes closing above list price has dropped from nearly 29 percent to about 17 percent, and the average sale-to-list ratio has dipped slightly below full asking.
On the demand side, homes sold in this three-month window are down about 15 percent from last year, while pending sales have slipped around 11 percent and new listings are up roughly 15 percent.
