Year-over-year, Fife’s rolling three-month numbers show prices edging down while inventory expands. The typical home value is slightly lower than a year ago, and the median list price has also dipped. At the same time, active listings are up more than 40 percent compared with last year, giving buyers more options than they have seen recently.

Only about one in five sales close above list price, and the average sale-to-list ratio hovers just under 100 percent, suggesting buyers have a bit more negotiating room than before.
