Lake Holm currently leans toward sellers, with the market gauge at 34, but conditions are shifting. A very high 14.3 months of supply points to far more homes available than a typical seller’s market. Homes are taking a median of 30 days to go under contract in this rolling three-month view, much slower than in prior years.
Over the past year, inventory has expanded dramatically while buyer activity has cooled. The typical home value in the latest rolling three months is up about 20 percent from a year earlier, and the median list price has risen more than 15 percent year over year. Roughly 25 percent of homes are still selling above list price and the average sale-to-list ratio sits close to 99 percent, showing sellers can achieve prices near their asking level when a property does move.
