Toledo currently leans toward sellers, with the market gauge reading in seller’s favor even as conditions look unusual. A rolling three-month view shows months of supply up sharply to about 15, far above the levels typically associated with a tight market. At the same time, almost all homes are going off the market within two weeks, pointing to strong demand for the limited number of properties that actually appeal to buyers.

Prices in this period are notably higher than a year ago. The typical home value has climbed more than 40 percent year over year, reaching just over $500,000, even though the median list price is down around 20 percent from last year. This gap suggests sellers who price too aggressively may be sitting longer, while well-priced homes are driving the stronger sale prices.

Activity levels have cooled compared with last year, with homes sold down by roughly two-thirds and new listings cut about in half on a year-over-year basis. Pending sales are also lower than a year ago, reinforcing that fewer transactions are happening even as desirable homes move quickly.
