Olympia’s rolling three-month data through May 2026 shows home values edging up modestly year over year, with the typical home value up about 2 percent while the median list price is up nearly 12 percent. At the same time, inventory has grown, as active listings are up about 9 percent and new listings have increased nearly 10 percent compared with a year ago, suggesting more options coming to market.

In the most recent three-month window, buyers saw roughly 294 active listings and about 147 homes sold, pointing to steady activity. Homes are taking longer to sell than a year ago, with the median days on market at 19 days, yet about 58 percent still go off the market within two weeks, indicating well-priced homes move quickly.

Supply conditions have shifted toward more balance, with months of supply rising to 2.6 and a seller’s market gauge reading, but fewer homes are selling above list than last year, now around 30 percent.
