Bayfield County is seeing more homes come to market, with active listings up nearly 19 percent month over month and about 8 percent year over year. Closed sales jumped sharply, rising 55 percent from May and more than 16 percent compared to last June, while new listings are also up over 13 percent annually. Pending sales, however, are down more than 27 percent from a year ago, suggesting buyers are being more selective even as options expand.
Pricing is adjusting alongside that shifting activity. The typical home value is just under $361,000, slightly above the statewide median, and is up a little more than 6 percent from last year even after a near 10 percent month-over-month dip. Sellers are still achieving strong results, with the average sale-to-list ratio edging above 97 percent and the share of homes selling above list price growing modestly year over year.
Homes are moving more quickly than earlier in the year, as median days on market dropped from 98 days in May to 51 days in June, and months of supply tightened from 5.4 to 3.9 months. Compared with Wisconsin overall, Bayfield County has more available inventory but still leans toward a seller’s market.
