October’s finalized data reported the typical value of a home in the city to be $275,000—down 17.91% over the previous 12 months. For comparison, county-level data pegged home values at $317,500 in Jefferson County for the most recent reporting period. That number is expected to float around $303,750 in November.

Jefferson had 19 new listings and 15 listings that went under contract in October, increasing the area’s total available inventory to 29—up 16.0% from the previous month. Inventory is projected to have further increased in November.

Of those 29 active listings, 24.14% reduced their price in the month of October. The median listing price for homes in Jefferson grew 30.81% from September to October, bringing the current median listing price to $398,900. Based on projected data for November, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In October 2025, the median time for a listed property to go pending was 38 days, compared to 37 days in October 2024.
