Jefferson’s rolling three-month snapshot through May 2026 shows a market with tighter inventory and softer sales volume. Active listings are down more than a third year over year, and homes sold have fallen by about half, even as new and pending listings are each roughly 30 percent lower than a year ago.

On the pricing side, values have pushed higher despite the slower pace. The typical home value is up more than 30 percent from a year earlier and the median list price has climbed over 20 percent year over year, while the average sale-to-list ratio is holding just under full asking at about 99 percent.

Conditions are taking longer to play out, with median days on market jumping sharply compared with last year and months of supply more than doubling to around four months. Even so, about one-third of recent sales closed above list price, and roughly 40 percent of homes went off the market within two weeks, so both buyers and sellers can benefit from an Agent Pronto–referred agent who understands how to navigate this evolving environment.
