Year-over-year, Wales has seen home values rise strongly, with the typical home value up about 25 percent in this rolling three-month view. At the same time, median list prices are down sharply compared with a year ago, suggesting sellers may be pricing more conservatively. Inventory has expanded compared with last year, with months of supply rising to 3.6, shifting conditions somewhat toward a more balanced feel even though it is still labeled a seller’s market.

Looking at the latest three-month snapshot ending in April 2026, typical home values sit around $570,000 while median list prices are slightly lower. Homes are taking longer to sell than a year ago, with the median days on market now at 37, yet nearly half of properties still go off the market within two weeks, and about two-thirds of recent sales closed above the list price.

Active listings have also increased year-over-year, giving buyers more options even as the average sale-to-list ratio hovers near 100 percent.
