I worked with Octavia briefly, she did everything in her power to help me, but I had some difficulties and had to put my house hunting on hold. I told her as soon as I was ready I wouldn't use anyone but her.
When the time came, I did just that. In this sellers market we were getting crushed. I bid on 20 house. Octavia was on top of the entire home purchasing process. The first home I tried to purchase fell through due to the seller. Octavia handled the entire process professionally. She protected my interests and made sure that I got back all the moneies I spent was returned in a timely manner. When I found the house that I finally purchased, Octavia provided caring and respectful service and looked out for my needs. Octavia Samuels was very conservative about sharing her knowledge of the Wilmington area so as not to steer my purchase (which I understand is of critical legal and social importance) while still sharing important details about homes and communities that were rooted in factual observation.
Octavia was punctual at every showing. She shared requests for information and negotiations with the seller's agent usually within the hour of my request, and almost always on the same day, which was extremely helpful throughout the process of purchasing.
Octavia noted fashions of renovation details, quality of workmanship, potential structural issues, and potential mechanical/electrical issues that helped estimate potential renovation costs at the showing-phase of the home-buying process, which was extremely helpful in the selection of my home.
Octavia's experience was critical in negotiating credits and home-improvements before closing. I was bear-ish for fear of losing the property in a seller's market. She was bull-ish and she was right; almost all of the major issues noted by the home inspector were fixed and/or credited, which is more than what I would have bargained for.

Octavia Samuels worked in communicating with me and sellers, organizing and sending documents, other clerical duties, and even some showings after business hours, which was critical due to my own working situation.
