North Star’s rolling three-month data through May 2026 shows home values edging up compared with a year ago while activity has cooled. The typical home value is up slightly year over year, even as homes sold dropped sharply, falling nearly 60 percent. New listings and active inventory are also down from last year, pointing to fewer moves overall.

In the latest three-month window, conditions have shifted toward a slower pace with more balance between buyers and sellers. Median days on market stretched to about 35 days, surging from last year, and months of supply climbed to around four, up dramatically from early 2025 levels near one to two months.

At the same time, pricing power has eased but not disappeared. Only about a quarter of recent sales closed above list price, down significantly from the stronger seller outcomes seen in 2024, yet the average sale-to-list ratio still hovers near 99 percent. Inventory has thinned modestly year over year, with just under 30 active listings, and pending sales are lower than a year ago despite a recent month-to-month jump.
