For comparison, county-level data pegged home values at $365,000 in New Castle County for the most recent reporting period. That number is expected to float around $362,500 in October.
North Star had 7 new listings and 8 listings that went under contract in September, decreasing the area’s total available inventory to 10—down 16.67% from the previous month. Inventory is projected to have further decreased in October.
Of those 10 active listings, 40.0% reduced their price in the month of September. The median listing price for homes in North Star fell 0.77% from August to September, bringing the current median listing price to $627,400. Based on projected data for October, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year.
