Downtown Huntsville’s rolling three-month numbers show a mix of cooling and renewed momentum. Typical home values are up a little over 7% from the prior three-month period to around $557,000, while the median list price has slipped a few percent, suggesting sellers may be adjusting pricing to meet buyers where they are. Homes sold jumped by nearly a third month over month, and new listings climbed by a similar margin, pointing to more activity on both sides of the table.

Year over year, the story looks different. The median list price is down sharply compared with the same period last year, yet the typical home value is slightly higher, indicating that closed-sale prices have held up better than asking prices. Supply sits at 3.8 months, a bit tighter than late last year and consistent with the area’s seller’s market reading. About 28% of recent sales closed above list and the average sale-to-list ratio is just under 100%, showing buyers still pay close to asking for desirable homes.
