Median days on market have nearly doubled over the past year, up 97.12 percent to about 102.5 days, showing that homes are taking longer to sell. Compared with the broader Huntsville city area, where typical values are around $315,950, this neighborhood is slightly more affordable but moving through its own adjustment phase.
In the latest month, the median list price in Northeast Huntsville was about $284,450, down 1.88 percent from the previous month, while typical home values also slipped 5.31 percent month over month. Inventory reached 77 homes in February, which is 20.31 percent higher than last year even after a 6.1 percent decline from the prior month, and the market is still labeled a Seller's Market with a gauge of 15.
