May’s finalized data reported the typical value of a home in the city to be $197,500—up 31.71% over the previous 12 months. For comparison, county-level data pegged home values at $190,000 in Chambers County for the most recent reporting period. That number is expected to float around $179,000 in June.
Valley had 26 new listings and 15 listings that went under contract in May, decreasing the area’s total available inventory to 30—down 0.0% from the previous month. Inventory is projected to have further decreased in June.
Of those 30 active listings, 16.67% reduced their price in the month of May. The median listing price for homes in Valley grew 12.76% from April to May, bringing the current median listing price to $262,060. Based on projected data for June, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In May 2025, the median time for a listed property to go pending was 23 days, compared to -34 days in May 2024. In recent months the median number of days from listed to pending appears to be increasing. That trend is predicted to have carried through to this June.
