Spenard’s rolling three-month snapshot shows a market adjusting on the supply side. Active listings are down almost 20% from a year ago, yet new listings over the recent three-month period are still lower than last year. Homes going under contract also declined year over year, pointing to softer overall activity.
Pricing has eased in response to these shifts. The typical home value over the latest three-month window is down about 9% compared with the same period last year, and the median list price is also slightly lower year over year. Sellers are receiving just under their asking prices on average, with the sale-to-list ratio hovering around 99%, and a smaller share of homes is selling above list than a year ago.
Time on market is stretching slightly, with the median days on market now around two weeks, up a bit from last year’s pace. Even with these changes, Spenard still leans toward a seller’s market with roughly two months of supply, similar to but a bit tighter than Anchorage overall. Fewer closed sales and lower prices compared with last year suggest buyers may have a bit more room to negotiate, while limited inventory still matters for sellers.
