October’s finalized data reported the typical value of a home in the city to be $269,000—down 6.92% over the previous 12 months. For comparison, county-level data pegged home values at $269,000 in Juneau Borough for the most recent reporting period. That number is expected to float around $161,000 in November.
Juneau had 25 new listings and 29 listings that went under contract in October, decreasing the area’s total available inventory to 59—down 11.94% from the previous month. Inventory is projected to have further decreased in November.
Of those 59 active listings, 18.64% reduced their price in the month of October. The median listing price for homes in Juneau fell 1.35% from September to October, bringing the current median listing price to $495,000. Based on projected data for November, listing prices may continue to fall.
