Buyers have some options, but homes are taking time to move, spending a median of 131 days on the market after a sharp 122 percent jump from the prior month. Even so, 8 pending sales and a seller-leaning market gauge of 41 show that deals are still getting done.
Pricing is adjusting to these slower timelines. The typical home value sits around $407,000, which is higher than Pima County’s $365,000 but down about 15 percent from a year ago even after a strong 33 percent month-over-month gain. List prices are responding in the other direction, with the median list price near $369,900 and down about 22 percent month over month, and more than 60 percent of sellers dropping their asking price.
Many properties are still transacting close to asking, with an average sale-to-list ratio of 0.98 and about 14 percent of homes selling above list. Looking ahead to March 2026, projections point to a higher typical home value near $458,025, slightly lower inventory around 30 homes, and a projected median list price of about $319,125.
