Year-over-year, Vail’s rolling three-month data shows mixed pricing with cooling values but stronger seller activity. The typical home value is down about 4% from a year ago, while the median list price is up just over 7%, indicating sellers are testing higher asking prices. Sales activity has surged, with homes sold up about 62% and pending sales up more than 52% compared with the same period last year.

In the latest rolling three months through May 2026, buyers are seeing a typical home value around $422,000 and a median list price near $461,000. Inventory has grown, with about 205 active listings and roughly 100 new listings entering the market over the period, giving shoppers more options than last year and contributing to a months-of-supply figure near four months.

Homes are taking longer to sell than a year ago, with the median days on market now around 92 days, even as the share of properties going under contract within two weeks is close to 22%. Only about 7% of homes are selling above list price and the average sale-to-list ratio is just under 99%, which keeps negotiations important for both sides.
