The typical home value in Green Valley is projected to be $270,500 for the month of October. September’s finalized data reported the typical value of a home in the city to be $270,000—down 10.74% over the previous 12 months. For comparison, county-level data pegged home values at $360,000 in Pima County for the most recent reporting period. That number is expected to float around $364,990 in October.
Green Valley had 128 new listings and 93 listings that went under contract in September, increasing the area’s total available inventory to 333—up 13.65% from the previous month. Inventory is projected to have further increased in October.
Of those 333 active listings, 16.52% reduced their price in the month of September. The median listing price for homes in Green Valley grew 8.39% from August to September, bringing the current median listing price to $329,500. Based on projected data for October, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In September 2025, the median time for a listed property to go pending was 69 days, compared to 73 days in September 2024. However, in recent months the median number of days from listed to pending appears to be rising. That trend is predicted to have carried through to this October.
