Gila County real estate Market Report.

Information and statistics on the latest trends in the Gila County real estate market, updated for May 2026. *

Gila County is leaning toward sellers right now, with the market gauge at 43 and labeled a Seller's Market. Homes are taking time to move, with a median of 81 days on market, but supply is not especially high. Months of supply sit at 5.2, close to a balanced level, keeping conditions from strongly favoring either side.

Several factors help explain this mixed picture. Inventory has risen 11.92% month over month to 338 homes, yet it is still down 21.94% compared with last year, so buyers have more options than a few months ago but fewer than a year ago. Sellers are adjusting to conditions too, with about 25% of listings seeing a price drop and homes selling for about 95.8% of their list price on average.

Prices show a clear shift from earlier highs. The typical home value is $415,125, down 8.16% year over year and 21.3% month over month, and sits below the Arizona state typical value of $453,000. Even so, the median list price has climbed to $495,000, up 7.14% from the prior month, and about 15.4% of recent sales still closed above list price, signaling selective strong demand. With 115 new listings and 78 pending sales in March 2026, both buyers and sellers in Gila County can benefit from Agent Pronto’s help in finding an agent who understands these shifting conditions.

Learn more about what Gila County has to offer.

Gila County offers residents a welcoming mix of small-town charm, abundant outdoor recreation, and strong community services that support families, work, and lifelong learning.

Gila County stands apart from nearby metro areas by pairing pine-covered high country with classic desert landscapes, all within a tight-knit network of small communities. From the mountain town of Payson to the historic streets of Globe, residents value a slower pace, outdoor access, and knowing their neighbors.

Weekends often revolve around the outdoors. Families head to Tonto Natural Bridge State Park, the cool waters of the Salt River, or trails around Payson’s Green Valley Park. In the Rim Country, locals escape to Mogollon Rim recreation areas for camping and fishing. Closer to Globe and Miami, community life includes school events, youth sports, and gatherings at places like the Cobre Valley Center for the Arts.

Quality of life here is shaped by practical amenities as much as scenery. Residents rely on resources such as Gila County government services and the Payson Public Library, while smaller towns offer locally owned shops and long-standing cafes. Housing ranges from cabins under the pines to in-town bungalows and acreage properties, and market conditions can vary quickly between communities and elevations.

Whether you are selling a long-time family home or planning a move from the Valley, timing, pricing, and preparation matter in this diverse market. Agent Pronto connects buyers and sellers with Gila County agents who understand each neighborhood and can help you move forward with confidence.

“Alison is a great realtor and I truly could not have gone through the process without her. She answered all my stupid questions, gave me addresses of where I needed to go, and generally held my hand! She fought for me and what I needed to get the deal closed. I would recommend her 1000%.”

“We would highly recommend Mike & Sally Liddicoat to sell your home. They managed this rental property sale in Arizona while we lived in Arvada CO. They went above and beyond to recommend a landscaper to pull weeds so we could stay compliant with HOA rules. If they had not stayed on top of every piece of the process we would still be waiting to close. The buyers agent, lender and Title Company were subpar but Mike & Sally's expertise was truly a blessing.”

“I enjoyed working with Jeannie. She had a positive attitude in a difficult selling environment and was able to navigate through a particularly dishonest negotiation on the buyer's part to close a sale. I would definitely recommend Jeannie Ricke-Finley to other clients.”

“We've bought and sold six homes during our 55 years of marriage, all with the help of realators. This spring we purchased a seasonal home in Green Valley, AZ, with the help of Mohammad Naser. The entire project from start to finish was an unexpected joy. He could not have been more focused, astute, thoughtful and professional. His knowledge of the area and finding the right venders to work with us was a bonus. Mohammad truly cared that we were happy about the purchase; he was committed to doing right by the home and us. We highly recommend Mohammad, for he is as interested in people as he is property.”

“Rachel is an incredible person and realtor. She priced our home at the top of the market, which any realtor can do, but then Rachel developed a marketing strategy that afforded us a full price offer within 4 days. Rachel made the entire process was as simple as it could possibly be. Every issue and detail was handled quickly with professional expertise. Rachel also found my new home for me as well, again the transaction was flawless. I'll recommend Rachel to anyone I know who is selling or buying a home.”

“I hope all of Agent Pronto's realtors are half as good as Ken Boltz. He was my partner in finding and purchasing my home and a wonderful advocate on my behalf. In almost no time at all, he demonstrated how well he understood my needs and preferences in my next home, he referred me to an excellent loan originator and stayed on top of every aspect of the purchase through to completion. Buying a home is a stressful experience for almost everyone, but with Ken handling the purchase, I had minimal stress, if any. Easily the best home buying experience of my life.”

“Chaz and Kayla were referred to us by a friend and from the start they did a great job listening to our wants and setting out to find the right neighborhoods for us to start looking in for our new house. They were very patient with us until we found the place we liked and aggressively helped us to go after it and get it. On the selling side Kayla made great recommendations on getting our house ready to sell and Chaz helped us get the price right. We had multiple offers in the first week. When the buyers appraisal came back with major discrepancies and a low appraisal cost they immediately jumped into the appeal process and fought for us to get the right appraisal cost for our house. They were responsive and overall great to work with.”
