The typical home value in Gila County is projected to be $450,000 for the month of December. November’s finalized data reported the typical value of a home in the county to be $450,000—down 0.99% over the previous 12 months. For comparison, state-level data pegged home values at $448,400 in Arizona for the most recent reporting period. That number is expected to float around $449,800 in December.
Gila County had 64 new listings and 67 listings that went under contract in November, decreasing the area’s total available inventory to 325—down 9.47% from the previous month. Inventory is projected to have further decreased in December.
Of those 325 active listings, 20.31% reduced their price in the month of November. The median listing price for homes in Gila County fell 4.97% from October to November, bringing the current median listing price to $487,000. Based on projected data for December, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In November 2025, the median time for a listed property to go pending was 86 days, compared to 98 days in November 2024. However, in recent months the median number of days from listed to pending appears to be rising. That trend is predicted to have carried through to this December.
