Prices have moved down significantly compared with a year ago, with the median list price falling by about 61 percent year over year in this period. Typical home values are also slightly lower than a year ago, and the large year-over-year jump in months of supply of more than 200 percent underscores how much conditions have softened for sellers.

Sales activity is modest, with just one home sold and one pending sale in the latest rolling three-month window, and new listings have dropped nearly 80 percent year over year. Even with lower prices and more supply, sellers are receiving nearly full asking price on average, with the sale-to-list ratio close to 100 percent, so well-priced homes can still attract solid offers.
