Kingman’s rolling three-month snapshot shows fewer homes changing hands compared with a year ago. Homes sold are down sharply year over year, and new and pending listings have also pulled back. Even with fewer sales, inventory has thinned, with active listings falling more than 14 percent from last year.
Prices over this same rolling period have pushed higher. The typical home value is up nearly 11 percent year over year, while the median list price is slightly lower than a year ago, suggesting sellers are pricing more cautiously even as closed values trend upward. Negotiations have stayed relatively balanced, with an average sale-to-list ratio just under 100 percent and only about one in ten homes selling above the asking price.
Time on market and supply levels help round out the picture. Homes now spend a median of 37 days on the market, longer than some points in 2024 but much faster than earlier years, and months of supply has climbed to 3.4, moving conditions closer to balance even though it’s still labeled a seller’s market.
