The typical home value in Sonoran Foothills is projected to be $476,530 for the month of December. November’s finalized data reported the typical value of a home in the neighborhood to be $553,500—down 32.09% over the previous 12 months. For comparison, city-level data pegged home values at $464,730 in Phoenix for the most recent reporting period. That number is expected to float around $472,350 in December.

Sonoran Foothills had 24 new listings and 8 listings that went under contract in November, increasing the area’s total available inventory to 35—up 6.06% from the previous month. Inventory is projected to have further increased in December.

The median listing price for homes in Sonoran Foothills fell 0.94% from October to November, bringing the current median listing price to $787,500. Based on projected data for December, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell year-over-year. In November 2025, the median time for a listed property to go pending was 102.5 days, compared to 140 days in November 2024. In recent months the median number of days from listed to pending appears to be decreasing. That trend is predicted to have carried through to this December.
