Surprise’s rolling three-month data through May 2026 shows prices holding fairly steady compared with a year ago, with the typical home value down less than 1%. Listing prices have dipped slightly year over year, and the share of homes sold above asking has edged down from higher 2024 levels. Inventory is modestly lower than a year ago, but homes are taking longer to sell than they did in 2023 and early 2024.

Looking at the latest period, typical home values sit around the mid-$400,000s while the median list price is just a bit higher, suggesting sellers are pricing close to where buyers are ultimately transacting. There were about 2,800 active listings and roughly 1,300 homes sold over the most recent three months, indicating steady turnover across the market.

Buyer activity has strengthened on a rolling basis, with homes sold up more than 20% and pending sales also higher compared with a year earlier. At the same time, new listings have fallen double digits year over year, tightening options even as demand improves. Months of supply has come down from around five months to the mid-threes, supporting a seller’s market designation where about 11% of homes still close above list price and the average sale-to-list ratio hovers near 99%.
