Inventory in Scottsdale has been steady in this rolling three-month view, with about 4,700 active listings and months of supply easing to 4.7, down slightly from a year ago. At the same time, contract activity is showing more momentum, as homes sold are up modestly year over year and pending sales have climbed nearly 9 percent.

Pricing is reacting to this mix of steady supply and stronger demand, with the typical home value up more than 11 percent compared with the same period last year. Even with that upward pressure, sellers are still making some concessions, as the average sale-to-list ratio sits just under 97 percent and only about 7 percent of sales close above the asking price.

Homes are taking longer to go under contract than they did a year ago, with the median days on market up to 57, yet more than a quarter still leave the market within two weeks. With new listings drifting slightly lower year over year while buyer activity edges higher, conditions call for careful pricing and negotiation.
