Inventory in Sun City West has tightened in this rolling three-month view, with active listings down about 6% year over year to 683. New listings have fallen even more sharply, dropping roughly 12% from a year ago. Even with fewer homes coming on the market, homes sold are up about 17% year over year, and pending sales are also modestly higher.

This stronger contract activity is drawing down available supply, with months of supply falling to 2.5, down steeply from a year earlier and consistent with a seller’s market. At the same time, homes are taking about 55 days to go under contract, a bit slower than last spring’s pace but quicker than earlier this year as buyers adjust to current pricing.

Pricing has edged lower compared with a year ago, with the typical home value down nearly 3% and the median list price slightly below last year’s level. Most homes are still selling a touch below asking, with an average sale-to-list ratio of about 97% and roughly 7% of closings topping the list price.
