October’s finalized data reported the typical value of a home in the city to be $1,070,000—down 2.51% over the previous 12 months. For comparison, county-level data pegged home values at $1,200,000 in Orange County for the most recent reporting period. That number is expected to float around $1,200,000 in November.
Orange had 79 new listings and 100 listings that went under contract in October, decreasing the area’s total available inventory to 160—down 12.57% from the previous month. Inventory is projected to have further decreased in November.
Of those 160 active listings, 24.38% reduced their price in the month of October. The median listing price for homes in Orange fell 7.4% from September to October, bringing the current median listing price to $1,095,000. Based on projected data for November, listing prices may continue to fall.
