Chino is currently tilted toward sellers, with the market gauge signaling a seller's market. Months of supply sit at 3.1 in the latest rolling three-month view, down sharply from a year ago, indicating fewer options per buyer. At the same time, the average sale-to-list ratio is near full asking at about 99 percent, showing buyers are paying close to list price.

Home values are edging higher on this rolling three-month basis, with the typical home value up a few percent year over year. Listing inventory has fallen nearly 20 percent compared with a year earlier, even though homes sold are also down by a mid-teens percentage, pointing to a leaner but still active market. New listings have dropped more than 20 percent year over year, limiting fresh choices for buyers and helping support prices.

Conditions on the ground show a mixed pace, with a median of 45 days on market that is longer than a year ago but shorter than just a few months prior. Roughly 30 percent of homes are still selling above list price in the current period, even though that share is lower than last year, underscoring selective competition. With 354 active listings, 186 pending sales, and 158 recent closings in this rolling three-month window, Chino offers opportunities but also trade-offs for both sides of a deal.
