Chino currently leans toward a seller’s market, with the local gauge reading in sellers’ favor. Months of supply sit at 2.9, which is relatively lean inventory for this rolling three-month period. Homes are taking a median of 53 days to go under contract, signaling that buyers still have to move with some purpose but not at a frantic pace.

Prices are edging up modestly on a rolling three-month view, with the typical home value up a bit more than 2 percent compared with a year ago while median list prices are up just over 3 percent. At the same time, the number of active listings has dropped by roughly a quarter year over year and new listings are down by about 30 percent, so fewer options are reaching the market even as demand continues. This tighter supply helps explain why about 28 percent of recent sales closed above list price and the average sale-to-list ratio is hovering just under full asking.

Conditions for buyers and sellers have both shifted compared with the past few years. A year ago, homes typically sold much faster and more than half of properties were selling above list, so today’s buyers may find a bit more negotiating room even though inventory is still limited. Sellers, however, benefit from rising home values and relatively low months of supply, especially if their home is well priced and well presented.
