Ontario currently leans toward sellers, with the market gauge indicating a seller’s market. Months of supply sit at 3.5, which is lower than a year ago, suggesting inventory is not keeping up with demand. At the same time, the typical home value is slightly lower than a year earlier, showing prices have softened a bit even in a seller-favored environment.

In this rolling three-month view through May 2026, listing activity has pulled back compared with last year while sales have also declined. New listings are down sharply year over year, and active listings are lower as well, which limits options for buyers and helps support values. Homes are taking much longer to sell than a year ago, with median days on market jumping to about a month and a half, signaling that buyers have more time to make decisions and sellers must price carefully.

Pricing dynamics show a mixed picture of strength and restraint. Roughly one-third of recent sales closed above list price, and the average sale-to-list ratio is just under 100 percent, indicating sellers can often achieve close to their asking price but bidding wars are less intense than last year. With homes sold and pending sales both down from a year ago, overall activity has cooled even as conditions still tilt toward sellers.
