Ontario is currently tilted toward sellers, with the market gauge indicating a seller’s market. Months of supply sits at 3.4, which is lower than a year ago, suggesting inventory is not keeping up with demand. At the same time, the share of homes selling above list has eased compared with last June, pointing to slightly less intense bidding than in prior years.
Looking at prices over the rolling three-month period ending in June 2026, typical home values are almost flat year over year, down just a touch from last June. Median list prices, however, are modestly higher than a year ago, showing that sellers are still confident in their pricing power. Activity levels tell a more mixed story, with homes sold and pending sales both running below last year, and new listings down notably, which helps explain why the market still leans toward sellers.
Conditions on the ground have shifted in how quickly homes move and how aggressively buyers are bidding. Median days on market have lengthened substantially compared with last June, but remain shorter than earlier this spring, while the average sale-to-list ratio is essentially at full asking price. Fewer homes are selling above list than a year ago, yet more than a third still do, signaling that well-priced properties can attract strong interest.
