Ontario currently leans toward sellers, with a market gauge reading in seller’s territory. Months of supply has risen to 3.9, signaling more options than a year ago while still favoring sellers overall. Homes are taking about 48 days to sell in this rolling three-month view, slightly faster than a year earlier.
Home values are holding relatively steady, with the typical home value up only about 1 percent from last year. Listing trends show some softening, as the median list price is down slightly year over year and new listings have fallen by around 7 percent. Buyer activity has cooled compared to a year ago, with homes sold down about 10 percent and pending sales down about 12 percent, yet the average sale-to-list ratio still sits just under 100 percent.
Inventory patterns help explain this shift in balance. Active listings are down modestly from last year, but months of supply has climbed sharply from around three to nearly four months, easing some of the intense pressure seen previously. The share of homes selling above list price is now just under one-third in the latest period, far below peak levels of more than half two years ago, signaling more restrained bidding.
