Coachella currently leans toward sellers, with the market gauge indicating a seller’s market. Months of supply has tightened to 3.8 in this rolling three-month view, down sharply from around 5.5–6.7 seen in mid-2025. At the same time, the typical home value has dipped slightly year over year, down about 2 percent, suggesting pricing power is more balanced than the gauge alone might imply.

Buyer and seller activity has picked up noticeably compared with a year ago. Homes sold in this rolling period are up more than 50 percent year over year, while pending sales have climbed by nearly two-thirds, signaling stronger demand flowing through the pipeline. New listings are also modestly higher than last year, but active inventory has grown only about 8 percent, so the additional demand is absorbing much of the new supply and helping maintain the seller-leaning conditions.

Market pace has shifted as well, with the median days on market at 44 in the latest rolling three-month window, faster than many points in the past year but slower than some earlier peaks of activity in 2023. Only about one in five homes is selling above list price, and the average sale-to-list ratio of roughly 99 percent shows buyers and sellers are meeting close to asking prices.
