Inventory and contract activity in Rancho Mirage are shifting in distinct ways in this rolling three-month view through April 2026. Active listings are down nearly 8 percent year over year, while new listings have fallen more than 11 percent, signaling fewer fresh options coming to market. Even with that tighter flow of new homes, closed sales have climbed about 19 percent from a year ago, and pending sales are also up.

Only about 4 percent of sales close above the list price and the average sale-to-list ratio hovers around 96 percent, so negotiation room is common.
