Rancho Mirage is seeing a steady flow of homes changing hands in the latest rolling three-month view. Around 252 homes sold recently, slightly above last year, even as new listings are down more than 10 percent year over year. Active inventory has eased nearly 9 percent from a year ago, leaving about 731 homes on the market and helping keep conditions tilted toward sellers.

Contract activity shows a similar pattern, with pending sales up modestly year over year while new listings have pulled back. Months of supply has dropped sharply compared with last year, falling by nearly half to about 5.1 months, signaling a tighter balance between buyers and sellers than a year ago.

Prices are adjusting to these conditions, with the typical home value near $827,000 and down a bit more than 9 percent year over year in this rolling three-month window. Sellers are securing about 96 percent of their list price on average, and only a small share of homes are closing above asking compared with a few years back. Homes are taking longer to sell than in the past, with a median of about 96 days on the market, which can give buyers more room to evaluate options.
