For comparison, county-level data pegged home values at $710,000 in Placer County for the most recent reporting period. That number is expected to float around $714,380 in August.
Kings Beach had 10 new listings and 5 listings that went under contract in July, increasing the area’s total available inventory to 40—up 8.11% from the previous month. Inventory is projected to have further increased in August.
Of those 40 active listings, 30.0% reduced their price in the month of July. The median listing price for homes in Kings Beach grew 28.76% from June to July, bringing the current median listing price to $900,000. Based on projected data for August, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In July 2025, the median time for a listed property to go pending was 53 days, compared to 66 days in July 2024.
