December’s finalized data reported the typical value of a home in the city to be $616,500—up 27.9% over the previous 12 months. For comparison, county-level data pegged home values at $645,000 in El Dorado County for the most recent reporting period. That number is expected to float around $632,500 in January.

Diamond Springs had 5 new listings and 10 listings that went under contract in December, decreasing the area’s total available inventory to 20—down 23.08% from the previous month. Inventory is projected to have further decreased in January.

Of those 20 active listings, 25.0% reduced their price in the month of December. The median listing price for homes in Diamond Springs fell 36.92% from November to December, bringing the current median listing price to $405,000. Based on projected data for January, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell year-over-year. In December 2025, the median time for a listed property to go pending was 146 days, compared to 249 days in December 2024.
