Mono County’s housing supply has tightened compared with last year, with active listings down by roughly one-third even as months of supply sits at about 4.1, suggesting a neutral balance between buyers and sellers. Contract activity is mixed, as homes sold in July jumped nearly 50 percent year over year, while pending sales are down more than 40 percent. New listings have fallen sharply from a year ago, which limits options for shoppers even as overall demand shifts.

Homes are taking time to sell, with a median of 42 days on market in July, though the share selling above list price has inched up to around 13 percent and the average sale-to-list ratio is near 97 percent.
