For comparison, city-level data pegged home values at $3,268,250 in Palo Alto for the most recent reporting period. That number is expected to float around $3,079,880 in July.
Old Palo Alto had 19 new listings and 21 listings that went under contract in June, decreasing the area’s total available inventory to 5—down 0.0% from the previous month. Inventory is projected to have further decreased in July.
The median listing price for homes in Old Palo Alto grew 8.3% from May to June, bringing the current median listing price to $6,850,000. Based on projected data for July, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year.
